How to Perform Fall Maintenance



Most people are accustomed to spring cleaning but if you are a home owner, you know that your house needs attention year-round. While there are many projects that you can take on in any season, there are some that are best performed in the fall.   

 

--Check all of your windows and external doors. Make sure they are working properly, including any locks, and make any repairs necessary. Look at the caulking and doorjambs to be certain you are not letting warm air out and cold air in. Remove screens, and store them in a dry place in your basement, attic or garage to avoid wear and tear.

 --Clean out gutters and downspouts. Make sure there are no evident repairs needed. If there are, make them accordingly. Flush with a water hose to see that they are draining properly and that there are no leaks that could damage your home. You might have to repeat this process as more autumn leaves fall from the trees. 

--Replace your furnace filter. Have a professional come and inspect the furnace and perform any required maintenance before lighting it. This would also be a good time to have your air conditioning unit winterized and inspected, especially if the professional servicing the furnace can do both at the same time.

--Check your water heater for leaks or other problems. This is a good time to drain the tank and remove sediment--something that should be done annually. Remove garden hoses and insulate exterior and basement pipes.

--Have your chimney cleaned professionally.  Install smoke and carbon monoxide detectors, if you do not already have them. Replace the batteries of existing detectors.

 Tips & Warnings

  • This is a good time to maintain your lawn mower and other garden tools before storing them.
  • Trim any branches close to power lines or your roof.
